Design Concept – to simplify the plan and flow of the apartment. The layout currently has a lot of tight spaces and jagged walls due to the structural layout of the building. The new plan cleans up many of these lines as well as opening up the rooms so that the final product is well thought out and uses the space efficiently.

Located in Columbia Heights, Brooklyn, a 2-bedroom apartment is being renovated to better suit the client's needs. The renovation will include a new open kitchen, bathrooms, as well as revitalizing the remainder of the apartment.

Design Concept – to reframe areas of the apartment to allow for the best use of space as well as giving the apartment an up to date look. The layout currently has a few pockets and poorly allocated closet space. These areas will be reframed to make the rooms more functional and provide the maximum amount of storage space.

Tiffany Place Apartment

Located in the Landmarked Historic District “Upper West Side - Central Park West” and overlooking Central Park, this 2BR Apt is in a pre-war, neo-classical Co-op building originally designed by renowned Architect Rosario Candela in 1928.

Politi + Siano Architects designed a classic style renovation with solid wood crown molding, base molding, wainscot paneling, fireplace mantle and built-in casework, transforming the entire apt. from its’ previous non-descript state. In addition, the single-line Kitchen was remodeled to incorporate a full-size Sub-Zero refrigerator, an under-counter clothes washer and dryer, a walk-in pantry, a concealed white board & cork board, and an integral spice rack. The windows were replaced throughout the apt. to replicate the original double-hung windows, in accordance with the NYC Landmarks Preservation Commission’s requirements.

Bridge Street Apartment

Located within a converted 1904 warehouse in the D.U.M.B.O, Brooklyn, this renovation converted an open-loft space into a flex-1 BR with a Home Office.

Design Concept – to create defined spaces for the Entry, Home Office and Bathroom within the existing open layout while maintaining an open space for Living and Dining.  The resultant Great Room provides for a large Kitchen, Dining Area, Living Area, and Sleeping Area which can be separated from the rest of the Great Room by a sliding glass panel door (8’ high x 16’ across).

Broome Street Penthouse & Building Entry

Located within the Little Italy, Manhattan, after acquiring an additional 1-Bedroom unit, this project converted a 2-Bedroom Triplex Penthouse Unit into a 3-Bedroom Triplex Unit with a private Master Suite.

Design Concept – to create an art-deco themed Master Suite within the newly acquired space while maintaining the exiting use of the remaining Triplex Unit.
